We look beyond listed inventory for properties where price, condition and circumstances can support a workable plan.
Your goals
come first.
Whether you’re exploring your first real estate investment, growing a portfolio, or looking for an experienced team to manage a renovation, let’s talk about what you want to accomplish.
Support for Your Situation
The opportunity matters. Execution decides the outcome.
We focus on Chicago area residential property where off-market sourcing, disciplined underwriting and hands on construction can create a clearer path to value.
Purchase, construction, carrying costs and the intended exit are evaluated before the property becomes a project.
Construction decisions, documentation and communication remain connected to the person accountable for execution.
A direct, documented process.
Conversation
We begin with capital availability, experience, timing and the preferred property structure.
Eligibility
Accredited investor status is verified when required before offering materials are provided.
Property review
The address, acquisition basis, construction budget, valuation support, intended exit and material risks are evaluated together.
Written terms
Economics, responsibilities, security, authority and decision rights are documented for the specific property. Invested capital is returned according to the property agreement before remaining net proceeds are distributed between the parties.
Independent review
Prospective participants may review the proposed transaction with their own legal, tax and financial advisers.
Closing and reporting
Applicable documents are executed, security instruments are recorded and the project reporting schedule begins.

Review the actual work.
Selected case studies pair photography showing the original and completed condition with project timelines, construction figures and transaction evidence. They show successful exits, retained rentals and a project that required a major recovery after a neighboring fire.
For investors who value access and evidence.
The best relationships begin with realistic expectations, direct communication and a shared understanding of what the property must accomplish.
We move forward when the property, timeline, budget and working relationship support a clear, executable strategy.
Clear before committed.
Does 2nd City Developers invest alongside every capital partner?
No. In a joint venture, 2nd City Developers does not contribute capital. Our contribution is the experience, off-market sourcing, underwriting, construction direction, project communication and disposition work required to execute the agreed plan. The capital partner funds the acquisition, renovation and carrying costs under the agreement for that property.
Who holds title to the property?
Title and ownership are addressed in the agreement for each property. In client rental delivery assignments, the client owns the property. Joint ventures and auction acquisitions follow the structure documented for that transaction.
How is a property specific loan secured?
The lending entity receives a recorded first mortgage against the identified property and a lender's title policy. The lender reviews the acquisition, budget, valuation and intended exit before funding. Appropriate property insurance must remain in force. A first lien improves the lender's collateral position, but it does not eliminate construction, market, title, foreclosure or repayment risk.
How are construction changes handled?
The initial agreement establishes the scope, budget and authority. Material discoveries, changes and their expected effect on cost or schedule are documented and communicated before the path forward is approved.
What reporting should an investor expect?
Reporting is tailored to the project and established in writing. It typically includes photographs, video updates, construction draws, invoices, schedule changes and material decisions requiring investor input.
Are timelines or outcomes guaranteed?
No. Real estate and construction carry risks related to market conditions, title, financing, contractors, permits, cost changes, schedules and the eventual sale or refinance. Target timing and projected outcomes are evaluated before a project, but final results cannot be guaranteed.
What happens after an initial inquiry?
We begin with a direct conversation about capital, goals, experience, timing and the preferred structure. If there is a fit, the next step is specific diligence and written documentation.
Understand the evidence and the risk before a commitment.
Review how project figures are classified, how property level risks are evaluated and how a potential opportunity moves from an initial conversation to a written agreement.
Experience is public. Opportunity terms are property specific.
This website describes the experience and capabilities of 2nd City Developers. It is not an offer to sell securities or a solicitation to purchase an investment. Opportunities, when available, are presented through separate property specific documents to eligible participants. Real estate involves risk, including possible loss of principal. Past property results do not guarantee future outcomes.
